They go under contract so fast I don't get a chance to even look at them.

What if you can't reach the listing agent (more about working directly with a listing agent later).
You just saw it online, you don't have your own agent working for you- someone you can call right away, you are now scrambling because you don't want to miss out, and you reach out to a random agent - anyone who will pick up the phone and you expect them to help you (because that's what real estate agents are supposed to do when you call them, right?) Well in a perfect world yes, but agents schedules, availability, proximity to the listing, come into play. An agent will prioritze their schedule with clients who have signed buyer agreements, do you have one of those?
And if no, why not?
Why leave this important goal to chance??
Ok, maybe you're really not ready yet, maybe it's a dream for next year, maybe you're worried about what's on your credit report, maybe you're not sure you can afford it with current prices and interest rates right now.
Maybe you're waiting for the market to drop (if the market dropped 10% or let's be crazy and say 30% - calculate what that home would still cost you). It's not going to drop down to prices from 15 years ago, especially if it's newer, newly renovated. The price of building materials are sky high and land costs have skyrocketed, along with everything else. If interest rates drop and IF home prices drop, that will bring more buyers into the market, even more competition for the low inventory.

Here's the secret to getting it.
Find a Buyer Agent. Not just any agent, you want a GREAT agent. One who can explain the process, get you comfortable about how it all works, knows the area, knows how to help you get financing, knows what prices are fair market value so you don't overspend, and assess what your monthly payment will be from town to town based on taxes (one with mortgage experience is gold).
You want an agent who ANSWERS THE PHONE/TEXT/EMAIL and doesn't leave you hanging.
You want an agent who is full-time in the market you're searching or knows how to quickly assess a town's pricing so you are not overpaying. You want an agent who is a strong negotiator, digs under rocks to find the home for you, which sometimes will feel like it magically appears.
There is a tiny percent of people who can successfully navigate buying a home on their own. At some point, most will end up using a Buyer Agent, sometimes by default, meaning you didn't have time to select the one who could do the best job for you, and you might be stuck with someone who is less experienced, and not as qualified, as if you made that important decision up front.
A great Buyer Agent can compress time for you. Instead of it taking a year by you poking around, your Buyer Agent will be poking for you,previewing properties you never considered, doing virtual showings with you when you are not available, but a great home comes on that might be 'the one'. There is no substitute for a great Buyer Agent.
Beginning August 17, 2024, buyers will be paying their own Buyer Agent and it will no longer be required that the seller pay the Buyer Agent at closing. Like you would hire any other professional, do some checking, calling and research of your own. You want someone who knows how to navigate the Buyer Agent fee and how to work with it for financing and to possibly have some closing expenses paid by the seller. Tough to do in a Seller's Market, but an agent who understands all the details and nuances will save you money for sure, and time.
Buying a home is a big investment. You want the best Buyer Agent by your side.
