Ever wonder how people are able to buy homes without them ever hitting MLS?
There is a way that it is done legally in NH, called off market listings.
These listings can ONLY be shared within an office. Not with other agents outside the office - even if they share the same owner. For example, it will not happen between 2 KW offices because each one is independently owned.
Sellers love off-market listings if they're unsure about the timing in the market, or they're just finishing a project but not quite ready. Or they don't want to have clients booking showings at all hours (this is controllable even if your listing is in MLS). Is that you? If so, don't miss the opportunity to get buyers and get your home sold, call me!
Buyers love off-market listings because they get to see them and make an offer without the general public. Often getting to buy a great property without a bidding war! Call me to see what we have for listings! (unless you have a signed buyer agency agreement with another agent).
My office, KW Realty Metro Bedford has 400+ agents, who live and work in various parts of NH, for example I live and work in the Lakes Region. We are the largest (and busiest!!) real estate office in NH. When you and I work together, you get access to all this information. I get text updates all day long of new listings and new buyers, price reductions, etc... before anyone in the general public.
Small offices don't have the same access to so many off market properties (including homes, land, condos, mobiles and commercial) because they only have a few agents. Be sure to do your homework when you are looking to buy or sell and make sure you are getting the most access possible to everything in the market.
